Why get a Plumbing Survey?

Most property surveys don't include checking the plumbing for leaks or functionality, meaning you could pay for a building survey, but still buy a property with leaks or poorly functioning plumbing.


Our Plumbing Surveys let the buyer know what to expect from the plumbing of the property they are thinking of buying, this helps you avoid finding unexpected leaks or having unexpected bills to fix the plumbing in the property you just bought.


If you are selling a property it can increase the value of the property for sale, especially if it is an older property or to be sold at auction, where the buyers may be buying without viewing the property.

What is a Plumbing Survey?

I attend a property and preform a visual survey 

of each room. In particular I am looking for:- 

  •  Signs of watermarks or leaks on ceilings or walls.
  •  Functionality testing of taps, isolators, showers, toilets, radiators and bathroom amenities.
  • Visual inspection for leaks / damage to water supply pipes.
  • Visual check of accessible waste pipes for leaks.
  •  Locating of the stop cocks and testing functionality.
  • Questioning the current owner about the service history of the boiler and heating system.
  • Please note, I am not a boiler specialist.  If any servicing or heating system has not been serviced in an appropriate way or I see any obvious issues that require rectifying, I will advise you to contact a Gas Safe Boiler Engineer, and I will provide you with contact details for the engineer that I would recommend using for this area.
  • Visual inspection to assess how well the properties plumbing is working.

I then prepare a written report detailing the condition of the properties plumbing, rating the plumbing up to 5 stars.


The Report details all issues found and there locations on a plan of the property, along with an estimated cost for rectifying the fault.

The report will conclude with a summarised overview of the properties plumbing for use on the properties sale description.

The Report and 5 Star Rating

 Once the Report is finalised a rating out of 5 Stars will be given to the property to show the current standard of the properties plumbing. This rating can be used when advertising the property for sale.

Description of star ratings

 

  • 5 star means the plumbing looks to be in a good working order, all items function correctly, with no visible leaks, all isolators and stop taps work without leaking and the general plumbing is in a very good state of working order.
  • 4 star means the plumbing looks to be in a good working order, all items function correctly with no visible leaks, all isolators and stop taps work without leaking, but the general plumbing is showing its age and may require modernizing in due course, while it is currently in working order.
  • 3 star means the plumbing looks to be in working order, all items function correctly, with no visible leaks or minimal leaks, all isolators and stop taps work with minimal leaking, but the general plumbing would benefit from being modernized, but is functional.

  • 2 star means the plumbing is working, but may have minor issues and / or not working at its best and could have small visible leaks, not all isolators or stop taps work fully or at all. There may be signs of watermarks from past or current leaks in concealed locations. But the general plumbing is functional, but requires modernizing.
  • 1 star means the plumbing is working, but may have minor issues or not working at its best and could have visible leaks, not all isolators or stop taps work fully or at all. There are signs of watermarks from past or current leaks in concealed locations with signs of water damage. The general plumbing is mostly functioning, but needs repair or needs modernizing.
  • 0 star means the plumbing is not working correctly, that there are multiple minor issues or major issues with the plumbing. The plumbing is not working well and could have visible leaks, not all isolators or stop taps work fully or at all. There are signs of watermarks from current leaks in concealed locations with signs of water damage. The general plumbing is in a state of disrepair and needs fixing or modernizing.

What is the Cost of a Plumbing Survey?

The first question to ask is what will the extra cost be to fix a leak or faulty plumbing if you don't have a survey? It will be hundreds if not thousands of pound?


The cost of a Plumbing Survey depends on the size of the property and is payable either by the Buyer or Seller (depending on who has requested the survey to be undertaken) 

My charges are based on how many toilets/bathrooms/ shower rooms/ wet rooms etc are on the property, so if there is:

1 toilet or bathroom it costs £250, 2 toilets or bathrooms costs £300, 3 toilets or bathrooms costs £350, 4 toilets or bathrooms costs £400, large properties with more than 4 toilets or bathrooms and farms/commercial businesses will be quoted on an individual basis, so Please contact us for a Quote.

Why would an estate agent recommend having a Plumbing Survey done?

If a properties plumbing is well rated it is likely to be more salable, and sell for a higher price and faster, as the buyer knows what the current state of the properties plumbing is. It provides peace of

mind to the buyer, as most building surveys do not cover the functionality of a properties plumbing, leaving purchasers at great risk of having unforeseen bills to repair or modernize the plumbing in the property they have bought. 


Once the survey is complete a report will be drawn up and a rating given to the properties plumbing.

The customer will be provided with our bill by email and once settled, the Report will be emailed across to the customer. A copy of the Report will also be sent to the Estate Agent for their information.
